Apollo Diversified Real Estate Fund Announces Third Quarter 2022 Distribution
New York, NY (September 19, 2022) – Apollo Diversified Real Estate Fund (the “Fund”) announced a third quarter distribution of $0.391 per Class A share (NASDAQ: GIREX), $0.371 per Class C share (NASDAQ: GCREX), $0.398 per Class I share (NASDAQ: GRIFX), $0.386 per Class L share (NASDAQ: GLREX), and $0.380 per Class M share (NASDAQ: GMREX), or a 5.22% annualized distribution rate.* The distribution will be paid on September 23, 2022, to shareholders of record as of September 15, 2022, with an ex-dividend date of September 16, 2022.
In the trailing one-year period ended September 16, 2022, the Fund’s Class I shares (NASDAQ: GRIFX) generated a positive return of 13.83% outperforming both the S&P 500 Index and the Bloomberg U.S. Aggregate Bond Index, which returned -12.09% and -13.19%, respectively. Since inception through August 31, 2022, the Fund has generated positive returns in 30 of 32 quarters with annualized volatility (standard deviation) of 3.80%.

As of August 31, 2022, the Fund’s Class I share had a one-year return of 15.13%, a five-year annualized return of 8.20%, and a since inception (6/30/14 – 8/31/22) annualized return of 7.99%. As of August 31, 2022, the S&P 500 Index had a one-year return of -11.23% and a five-year annualized return of 11.82%, and the Bloomberg U.S. Aggregate Bond Index had a one-year return of -11.52% and a five-year annualized return of 0.52%. An investment cannot be made in an index, which is unmanaged and has returns that do not reflect any trading, management or other costs. Assets and securities contained within indices are different than the assets and securities contained in Apollo Diversified Real Estate Fund and will therefore have different risk and reward profiles. Because Class I shares (NASDAQ: GRIFX) commenced investment operations on 8/10/15, the performance information shown above is “PRO FORMA” performance for the period of 6/30/14 through 8/10/15 based on the performance information of the load-waived Class A shares (NASDAQ: GIREX), which have a different expense structure than the Class I shares. For the period of 6/30/14 through 8/10/15, performance information of the Fund’s Class A shares has been adjusted to reflect the expenses applicable to the Class I shares since the Class I shares have a lower expense ratio than the expense ratio of the Class A shares. The performance of the Class A shares has been adjusted to remove shareholder servicing expenses and any voluntary waiver or reimbursement of Fund expenses by the investment adviser to the Fund that may have occurred during periods prior to the commencement of operations of the Class I shares. Since both the Class A shares and Class I shares are invested in the same portfolio of securities, the Fund’s Class I shares would have returns similar to those of the Class A shares. In that respect, the returns would differ only to the extent that the classes do not have the same expenses. Actual performance for Class I shares is shown from 8/11/15 to the dates listed above.

The Fund’s inception date was June 30, 2014. Per the Fund’s prospectus dated May 2, 2022, the total annual expense ratio is 1.73% for Class I shares. The Adviser and Fund have entered into an expense limitation agreement until at least May 31, 2023 under which the Adviser has contractually agreed to waive its fees and to pay or absorb the ordinary annual operating expenses of the Fund (including offering expenses, but excluding taxes, interest, brokerage commissions, acquired fund fees and expenses and extraordinary expenses) to the extent that they exceed 1.66% for Class I shares.
